Viewings
Once we have determined the properties to suit your requirements, viewings will be arranged at a time convenient to you (this includes Evenings and Saturdays). You will be accompanied by a lettings negotiator who can give advice and answer any queries you may have.
Reserving the Property
When you have decided on a property, we will ask you to pay an admin fee of £150 per person to run the referencing and to reserve the property pending landlord’s approval. We will at our discretion speak with the landlord to ascertain what best suits his or her needs. If your tenancy proceeds, a holding deposit will be required a minimum of two week rent.
The property will then be taken off the market pending landlord’s approval and satisfactory references.
This deposit is non-refundable if you decide not to proceed for any reason or if you fail to provide complete and accurate information in your application.
Moving In Costs
Prior to moving in we require one month rent in advance, a minimum of six weeks rent to be held as a tenancy deposit. The holding deposit is deducted from the balance which must be paid in cleared funds before your tenancy can begin.
Check-In
A member of staff will accompany you to the property, hand over keys and read meters (we notify utilities and council tax) and provide you with a schedule of the property condition, an inventory detailing the condition of the property and our knowledge of the whereabouts and operation of the gas, electric, water and heating installations.
At this time you will be provided with a standing order form for rent payment and contact information for assistance.
